The Atlanta real estate market remains very balanced compared with other real estate markets around the country. There are several reasons why the market remained resilient. First, the population in Metro Atlanta continues to grow at the fastest rate of any major metropolitan area in the United States. With the continued increase in population, the need for housing increases and the supply of homes has not outpaced the number of buyers.
The second reason for the stable real estate market is directly related to value. Compared with other cities with a population near that found in Atlanta, the amount of home you can by is quite high. In fact, the population of Metro Atlanta is in the top twenty of all cities in the United States and the cost of homes in the Atlanta real estate market ranks about 50th. The third reason Atlanta real estate is still a good value is that while many real estate markets around the country realized a much larger increase in value than is historically found, Atlanta real estate continued to appreciate at a much more sustainable rate. This has left Atlanta in the very enviable position of apparent value for people relocating and for business owners to find a new market where homeowners are not inundated with debt from overvalued homes.
This scenario has created the perfect opportunity to buy or sell Atlanta real estate right now. Timing is critical when making such a significant investment of ones resources and with the a very balanced real estate market, you can be comfortable in knowing that if you buy Atlanta real estate now, the likelihood of losing money in your home is much lower than in other parts of the country.
For sellers, you will find the market active with buyers and if you market your home properly and price it correctly, you should find the market to be quite friendly and without the drought of buyers that homes for sale in other real estate markets have found recently. The only exception to this is that can be found is in the luxury real estate market where it is most definitely a buyers market.
